Rates Section

Rates vary based on time of year.  Please check the schedule page to see the rates for a particular week.

Weeks:

Weeks run from Sunday to Sunday.  You must vacate the unit on Sunday by 10:00 am and you may enter the unit on Sunday after 4:00 pm.  The unit is cleaned and inventoried during the 10-4 time period.  Late exits or early arrivals are typically not available, but may be requested at an additional charge.

Terms:

We require a 10% deposit to reserve your unit.  You have 7 days to change your mind unless you are reserving the unit within 60 days of the schedule date.  In that case you only have 3 days to change your mind and get a full refund.  This 7 days give you time to check with friends and family to confirm those dates are good with you.  After your 7 days, you cannot cancel without the lost of your deposit.

Within 60 days of your schedule vacation, you are required to increase your deposit to 50%.  Within 3 days you will be required to pay the entire balance.  If payments are not made as required, condo group has the right to cancel the reservation and tenant will loose their deposit.

Cancellation policy:

In the event you need to cancel within 60 days of your vacation, you may be able to get a refund (less your initial 10% deposit), if we can find a replacement tenant.  If you find a qualified replace tenant you can receive an entire refund.  Cancellation must be in writing and faxed to (888) 478-9674.

Hurricane policy:

In the event a hurricane hits on your vacation, we will give you a 50% discount on a future vacation prorated by the number of days you lost.  ie. If you lost 3 days, then you would get a 50% discount of 3/7 of a new week

This villa is a no-smoking unit.  Tenant agrees not to smoke in the unit

No pets are allowed in the unit.  If tenant is found to have a pet in the unit, he will be charged an additional $300 cleaning fee to clean carpets and change out linen.

Unusual Damage clause. 

If tenant does not leave unit in broom swept condition, they may be liable to additional cleaning fees.  Also, if any items are missing or damage due to unusual abuse, tenant will be charged a replacement fee for those items.  Normal wear and tear is not considered abuse.
